The Challenge
A major commercial real estate developer in eastern China was constructing a Class A office complex and required a fully integrated intelligent building system. The building needed to achieve high environmental and safety standards while providing a premium tenant experience with smart office capabilities.
The project required Grade 2 Electronic & Intelligent Engineering certification for compliance with Chinese construction regulations. Our Approach
CHINTEC leveraged our Grade 2 Electronic & Intelligent Engineering license to take full responsibility for the intelligent building package. Our engineering team in Shanghai conducted a comprehensive requirements analysis and developed an integrated system architecture that connected all building subsystems through a unified management platform.
The project was managed in three phases: design and engineering (2 months), installation and commissioning (4 months), and testing and optimization (2 months). A dedicated project manager coordinated between the developer, general contractor, and CHINTEC's engineering team, with weekly progress reviews and milestone sign-offs.
The Solution
The intelligent building system included: a Honeywell building management system (BMS) for HVAC, lighting, and energy monitoring; Hikvision HD CCTV with AI-powered analytics; an access control system integrated with tenant management; 2000+ IoT sensors for environmental monitoring (temperature, humidity, air quality, occupancy).
All subsystems were integrated through a custom middleware layer that provided a unified dashboard for building operators. Automated energy optimization algorithms reduced HVAC energy consumption by 40% compared to conventional systems, while maintaining optimal comfort levels for tenants.
Results & Impact
The project was completed on time and within budget, passing all Grade 2 certification inspections on the first attempt.
